Description: Interior: main bathroom: 1. Demo and replace bathroom exhaust fan. Air seal fan box at attic space penetration. Remove soffit exit vent location. New fan to be exhausted through the roof. Provide new broan roof cap and connections with insulated flex duct. 2. Scrape and remove bathroom ceiling texture. Patch and repair any “soft” drywall areas. Treat any mildew areas with mold killing primer (walls and ceiling). Apply new ceiling texture (orange peel), prime and paint ceiling. Demo and replace soffit panels where old venting was removed, and where badly stained. Demo and replace fascia trim cover around home perimeter. Demo and replace roofing. Include new drip edge / gutter apron where appropriate, plumbing vent boots, step flashing and ridge vent per mlbo spec book roofing section. Valleys over front entry dormer to be open metal w-metal. Contractor shall submit photos of the roof dry-in condition before shingling. Include replacement of up to 15 sheets of roof sheathing in the base bid. Provide per sheet replacement unit cost as bid alternate #1 to be used for credit for unused or payment for additional sheets that may be required. We suspect there will be sheathing to be replaced over the bathroom areas where old exhaust would have had access back into the attic space. Contractor shall report and submit photos of roof sheathing that needs replacement prior to commencement of the work. Re-fasten loose siding top piece where soffit vents are removed above the window, and install missing top piece at rear corner by the garage.
